Rental Agreement

2024 - 2025 RENTAL AGREEMENT: the Red Door Lakeside

Thank you for choosing the Red Door Lakeside. I look forward to hosting you ("Guest"), your family and friends!! The following agreement is between the Red Door Lakeside and Guest.

1. Property: the Red Door Lakeside is located at 1852 Baileys Point Rd in Scottsville, KY.

2. Rental Party: This rental is between Guest and the Red Door Lakeside and is not transferable.

3. Maximum Occupancy: The maximum number of overnight guests is limited to eight (8), not including babies, unless approval has been given in advance.

4. Check-in/Out: Check-in is at 4pm CST. Check-out is at 9am CST. Please let me know is you have a situation requiring an adjustment to these times. Failure to adhere to the check-out time may result in a late fee of $50/hr if not approved twenty four (24) hours in advance.

5. Contactless Check-in/Security: Guest will be emailed/texted a reservation specific entry code twenty four (24) hours prior to check-in. In addition, the Red Door Lakeside has an active security system connected to local police, fire, and ambulance.

 6. Minimum Stay: the Red Door Lakeside has a standard two (2) night minimum stay, and three (3) night minimum stay on specified holidays, unless approval has been given in advance.

 7. Deposit/Payment Fee Schedule: A deposit of 50% of the total rental fee, including taxes, is due at the time of booking. The remaining balance will be due fourteen (14) days prior to arrival.

8. Cancellations: Reservations may be cancelled sixty (60) days or more prior to the check-in date for a full (100%) refund of the deposit. Reservations cancelled thirty (30) days prior to check-in will receive a 50% refund of the deposit. Any cancellations within thirty (30) days of check-in will result in forfeiture of the deposit.

9. Damage Deposit: A damage deposit of $300 will be held 1 day prior to check-in and refunded to the credit card on file within seven (7) days of check-out, provided no damage has occurred during the stay. In the event of any of the following: damage caused to property or furnishings, excessive dirt or mess requiring additional cleaning, or any other cost incurred by the Red Door Lakeside as a direct result of the stay, damage will be documented via photos, and deposited Damage funds will be utilized to cover the cost of repair, cleaning, or replacement. Should the expense be greater than the Damage deposit of $300, this signed document authorizes the credit card on file to be charged for the balance. With that being said, please let me know if you discover damage upon check-in so it can be noted right away.

10. Property Care: Guests are responsible for the property and its contents while staying at the Red Door Lakeside. Doors and windows must be locked when leaving the property. Items may not be removed from the property.

 11. Insurance: Guest is encouraged to purchase traveler insurance in case of unforeseen circumstances that may prohibit traveling or fulfillment of rental terms.

12. Age Restrictions: The authorized renter (Guest) must be at least twenty five (25) years old "adult" and certify that he/she will be an occupant at the Red Door Lakeside during the entire stay. Parent chaperoned groups must have a ratio of one (1) adult per three (3) guests under the age of twenty-five (25).

13. Pets: the Red Door Lakeside is a pet-free zone. Guests violating this policy will be charged a $500 penalty fee in addition to the forfeiture of the $300 damage deposit. Immediate eviction is an additional possibility.

14. Non-smoking Policy: There is absolutely no smoking or vaping inside the Red Door Lakeside, including the screened in porch. Smoking is only permitted on the paved driveway. Guests violating this policy will be charged a $500 penalty fee in addition to the forfeiture of the $300 damage deposit. Immediate eviction is an additional possibility. Note: a $25 fee will be retained from the refundable damage deposit should ashes, cigarette or cigar butts, etc. be found on the ground around the property.

15. Linens/Towels/Household Goods: the Red Door Lakeside is pleased to provide hotel quality linens and towels for Guest use. Lost or damaged linens or towels will be deducted from the Damage deposit. There is an introductory supply of trash bags, paper towels, dish washing soap, dishwasher soap and bathroom tissue. Consult the "Pack the Pantry" program to have additional supplies/pantry items purchased in advance and on-hand at check-in. Each shower has complimentary mini face bars, body bars, and conditioning shampoos for use.

16. Kitchen Items: the Red Door Lakeside kitchen has a complete set of pots and pans, crock pot, mixing bowls, bakeware, gadgets, spices, etc. In addition, Guests are welcome to a starter supply of aluminum foil, plastic wrap, sugar, flour, tea, and regular ground coffee. The Cuisinart Duo Coffee center allows for coffee via filter or pod. Coffee mugs, wine glasses and copper mule mugs are available as well as glass drinkware and plastic cups and plates for children.

17. Lake Towels: Guests must bring lake towels. the Red Door Lakeside towels are not for boating or swimming.

18. Fire table: The fire table is not to be used for any form of cooking or marshmallow roasting. 

19. Parking: Please park on the paved and/or gravel areas only.

20. Housekeeping: the Red Door Lakeside will be cleaned and disinfected prior to check-in, with a focus on "high touch" areas, as recommend by the CDC. See the "Cleaning & Disinfecting" tab of the website for a list of cleaning protocols. Hands free soap dispensers are in the kitchen and powder room, and a hand sanitizing station is located at the front entry door for Guest use. A cleaning fee is included in the quote.

 21. Access: Should a routine repair or maintenance job require access to the property, 12 hours notice will be given, unless deemed an emergency or initiated by guest, at which point it will be ASAP.

22. To Hold Harmless: the Red Door Lakeside owners assume no liability for loss, damage, or injury to persons or their personal property during the stay, or for any inconveniences, damage, loss, or injury arising from any defects or stoppage in supply of water, gas, cable service, electricity, internet service, or plumbing, including weather conditions, natural disasters, acts of God, or other reasons beyond their control.

23. Eviction: the Red Door Lakeside reserves the right to cancel the Guest stay if house rules are broken during the rental period.

My signature below confirms my permission to charge my credit card/PayPal account for the rental rate as listed on the Booking Confirmation according to the dates of the payment schedule. I further agree that the deposited money is refundable according to the cancellation policy. I have read my rights to purchase travel insurance.
